okay, so not much time but wanted to be clear on what happened. there was supposed to be a hearing....??? is that right? but then the hearing got postponed... and if so, then why is Joe lucky, or are you saying Joe's lucky because the hearing was adjourned....? are you saying that he's not just "anyone" and how did he gain such status anyways???.... which leads to the question who filled out the "little thingy" and for what reason and how do we find out what the reason was or better still, how do we find out WHY (and under what circumstances) a hearing would be postponed....(postponed = adjourned, right?)
hhhhmm.... is phase II going ahead or what? btw, i hope everyone is well... my condo woes are still a plenty. any potential new homebuyers out there, careful of that small print. it'll bite you in the butt every time! |

If you only knew how much money is tied into that property. They need an out and being slum-lords wasn't the plan. I'd love to know how many units Joe and the Independence Way insiders are still holding. Craiglist.com shows at least 5 IW units looking for renters. As for the OMB... hey they greenlighted the IW block, so who knows what's going on behind the scenes in relation to these projects. Remember that your very own councillor Maria Augimeri, stated in print (North York Mirror/insidetoronto.com) that the city was contemplating charges when IW was blatantly breaking the law. Ask Maria whatever happened to that one. In the meantime, to keep you from being bored... here are all those Joe phone calls from the MFD archives. In today's instalment of the Mondo Condo news, we bring attention to a little 'problem' that the North York city council has been dealing with. Seems awhile back Howard Moscoe got into trouble after leaking some 'confidential' development related stuff. Some Mondo watchers speculated that it had something to do with our favourite highly classified property... not a longshot possibility. Hey, whadda you know? 2737 Keele is involved! However, The Mirror has obtained a copy of the 50-page report, which goes through the details of three items dealt with by the Committee of Adjustment: an application to convert a hotel to a residential building at 2737 Keele St.; a new residence at 231 Olive Ave.; and the Bayview/Sheppard development, which was a request to dramatically increase the number of units in a condominium tower from 280 to 481.' Griffiths pointed out numerous issues with the decision-making process. With regard to the 2737 Keele St. application, Griffiths found that the city´s staff support person on the committee had been perceived by some as trying to influence the decision by highlighting potential litigation.' However, Griffiths pointed out that litigation was a possibility and that the advice might have been valuable for the relatively inexperienced committee members.' Don't worry yourself, Joe!! See this is how it's done (how developers break the rules and get away with it):
First, get your local city councilor(s) excited at the prospect of a fabulous new condo that will look sharp, increase property values, and draw businesses other than dollar stores and massage parlours to the 'hood. A few glossy brochures and artists' renderings are all you need. A little campaign contribution - or the prospect of one at some later date - also helps. Next, friendly up with the administrative staffers at City Hall who can help you cut through the tiresome rules and regs and skirt thorny issues that might hold things up for you. Get your project started well before decisions about approvals and so on are actually made. This will get you councilor even more excited and committed to helping you see it through. When it becomes apparent that what you really have in mind is well, not quite like the artists' rendering and nearby residents start sounding the alarm about traffic conjestion, overcrowding, a building that just might rival all the existing eyesores in the area and your project gets bogged down in bothersome municipal rules and regulations, you plough ahead with it anyway. Hopefully, the city hall decision-makers will ignore the little people and give you what you want. If it looks like you might not get it so easily, stomp your feet and start making noises about lawsuits. You've already poured a lot of money into the project. You've signed contracts with sub contractors, ordered materials, even sold a whole bunch of units to buyers. If you can't go ahead, your going to owe millions! Bankruptcy will be certain and the project will be stalled. The half finished building will be an eyesore worse than a fully finished one and how will that help anyone? City hall types are easily frightened with lawsuits. Nobody wants to be "the guy who got us sued". Whoever is spreading the good cheer about possible litigation is in Joe's pocket - literally or figuratively. What a bunch of crap. Joe's Phase 1 (the current project) looks like a big beige shoe box. It's an eyesore worse than before he slapped the cheap paint on it (what happened to the stucco in the artist's rendering?) The cheap blinds in the windows of the units that are occuppied make the place look like a shabby college dorm. I can't wait to see Phase 2. The only thing we can hope for (given the City's reluctance to enforce its own rules) is that Phase 2 is only a concept and not intended ever to get beyond the drawing board. _________________ Time is on the side of the oppressed today, it's against the oppressor. There's been some very strange things going on at the City's Committee of Adjustment. This was buried in City Council minutes of October 26, 2005:

“WHEREAS there are concerns respecting the processing and hearing of certain applications to the Committee of Adjustment; and WHEREAS the Auditor General has been contacted respecting concerns related to these matters; and WHEREAS the concerns raised warrant a review of the processing and hearing of these applications and consideration of the results of that review by City Council; and WHEREAS it would be appropriate for the review to be carried out by the Auditor General, with findings to be provided to the City Solicitor for recommendation, in consultation with the Integrity Commissioner, to Council on what steps, if any, should be taken by Council; and WHEREAS the Auditor General has confirmed that if a request is made by Council, he will amend his workplan to incorporate the review; NOW THEREFORE BE IT RESOLVED THAT the Auditor General be requested to investigate concerns respecting the conduct of the processing and hearing of certain applications to the Committee of Adjustment; AND BE IT FURTHER RESOLVED THAT the Auditor General provide his findings to the City Solicitor and that the City Solicitor report, in consultation with the Integrity Commissioner, directly to City Council as to whether there may be reasons to consider this matter further and, if so, the appropriate procedures under which that further consideration should be carried out; AND BE IT FURTHER RESOLVED THAT the Auditor General provide his findings to Council for consideration with the report from the City Solicitor; AND BE IT FURTHER RESOLVED THAT the Auditor General be requested to investigate the manner in which this matter was brought before the North York Community Council; AND BE IT FURTHER RESOLVED THAT the Chief Planner and Executive Director, City Planning, be requested to prepare a discussion paper on what constitutes a minor adjustment for the guidance of potential Committee of Adjustment applicants and Committee of Adjustment Panels; AND BE IT FURTHER RESOLVED THAT the Chief Planner and Executive Director, City Planning, and the City Solicitor be requested to report to the Planning and Transportation Committee, on the legality and appropriateness of Committee of Adjustment panels reserving decisions in public session.” Did somebody smell a rat or maybe a whole nest of rats or what? As a result of this motion, a series of recommendation were made by the Auditor General. It tells me that the guys who were running this Committee were basically manipulating their processes in favour of - guess who? Developers who want to do stuff that isn't exactly in keeping with good urban planning. Apparently these recommendations are going to be debated in Council tonight but "in camera", so as to protect the identities of the Committee of Adjustment guys. You know, this stuff really pisses me off. When I think about what's going on at the site of the Mondo Condo, it occurs to me where the hell was the public consultation on "Phase 2 - the Flying Terraces"? OK, the City went thumbs down on the project but what happens if it gets passed by the OMB? Do the residents get a say in whether they want a 7 story monstrosity built on top of Toronto's ugliest parking garage? Do we really want another 200 units of beige-coloured architectural poo on that already conjested street corner? What the crap is going on? How is it that Joe and his union pension-gouging buddies get away with crap like this? For those who aren't acquainted with Joe, here he is up close and personal: 1. Talking to labour journalist Hugh Finnamore who he mistakenly believes has been writing all those Mondo Condo articles on the MFD web site. 2. Talking to MFD/uncharted web guru Kelsey about sending a fax 3. Remixed OK City Council dudes do you see who's trying to pull your Committee of Adjustment guys around by their noses? Isn't he impressive? With the gift of the gab like that, I can see how he's sweet-talked his way into the hearts of many. I'm not sure I'd want this guy building a shed nevermind a high rise building. For those who don't know, Cliff Evans is Joe's union pension fleecer, oops, I mean financeer. Something that really pissed me off about our City officials was this: In May of 2004 I contacted the Planning Department at North York City Hall and asked them about what was planned for the 2737 Keele Street site. The person I spoke with was very helpful. He knew nothing about any changes and told me that nothing had been filed with the City indicating that a something was going to be at that site other than a hotel. When I told him that a conversion of the hotel to a condo was planned, he told me about all of the approvals that would be required before work could commence. While no zoning by-law changes would be required, the builder would be required to file a site plan and a plan of condo. Following that applications for building permits would have to be made. So far, he said, none of those were on record. This was understandable as, at that time, no work on the property had yet taken place (although Joe was peddling his condo units from a sales office in the hotel). I was told to check back later. These documents had to be filed and approvals had to be in place before anything could happen. The public, I was informed, could get this information simply by asking. A year later, I contacted the same place with the same questions. By that time the hotel had closed and work on the conversion was beginning. To my surprise I was told that I could get no information at all - not even whether a building permit had been issued! That would be an invasion of the builder's privacy! If I was curious as to whether the guys putting up a project in my neighbourhood had the required approvals, the only way I could get this kind of information was to contact the builder!!! Something is definitely wrong with this picture. I think Joe and his pals have some friends on the inside. I might be in my underwear eating cereal, or just waiting for Young and the Restless to start (good odds on both). It will be a *what I just saw on television* review. Ebert and Roeper have their movies and their thumbs-up/thumbs-down system. I'm gonna have my council meeting clips with um... gerber daisies (so damn pretty!) for the good guys/gals and um... of course... various odd anal insertions for the useless guys/gals. You might not know much about who a specific Toronto councillor is, but after I tell you why they deserve a rusted metal can-opener stuck up their ass... you won't mind. Now I won't get too detailed about today's main city council discussion, since I'm damn tired and only using this Mondo Condo thread to spin-off the new series from. Council spent a long time discussing a proposed development from the Four Seasons chain. A new hybrid mega-high-condo-hotel that had all kinds of interesting height issues, shade, developer 'payoffs' etc. attached to it. I could write for days on this one, but won't. All I know is that that particular hotel staff is represented by the same union local that repped the Mondo Condo employees before their condo-hotel proposal hell. I hope they fair better when all is said, paid off, and done. So the go to...
Karen Stintz for her "prostituting to the highest bidder" comment. It was so inflammatory that one jackass claimed 'sexual harrassment'. The fact that the developer threw a few million dollars at a local school whose schoolyard will be covered in shadow ('only for a couple hours in the morning' according to Mayor Miller) should instead maybe be construed as the city getting a 'good tip' for a job well served. Although, I guess you can tip a prostitute if you really enjoyed the blowjob. Pssst... Mr. Mayor, get the knee-pads out of the office. Bravo! Bravo! Two thumbs up (more if I had 'em). Can't wait to read future editions of Citizens Hell. With our lot of lazy, self-serving, easily-bought municipal representatives you'll have no shortage of material and plenty of awards to present.
Do you take suggestions for future award presentations? I think Mayor David Miller deserves another one though. I mean, have you ever wondered how a leisure-suit lefty like him suddenly puts a hotel-condo development run by a big multi-national chain ahead of sunlight in the schoolyard for a bunch of inner city kids? Well, here's the answer: The co-chair of Mayor Miller's re-election campaign is none other that Alexandra Dagg, Executive Vice President of the Canadian franchise of UNITE-HERE. Alex is a real biz unionist babe (because she's a chick and there aren't many of those on the higher perches of biz-uniondom). Why just the other day Alex scored a cushy job on the Board of the Toronto Economic Development Corporation. So I guess it's not that hard to see how the construction of a hotel brings the Mayor out swinging - inner city sunlight-loving kiddies be damned! Anyone go in to look at plans for phase two condos at 2737??? just curious...
Anyways, so, I listened to recordings. No offence but Ieradi really comes off poorly in those recordings! My goodness. He really doesn't know when to stop does he? Had I been his legal counsel, I would have dropped him as a client by now! Talk about digging a hole!!! (no disrespect on the pun to the IW people) HHhhhhmmm, does a lien(s) still exist on 2737 Keele's Westmount and if so, have they gotten the green light from the OMB to build phase two? I don't think I understand the amount of power they truly have! What is the point of a lien if people still pay to buy units. Don't the sales from the units help the owner/builder pay off the liens....or is thew money in trust off limits?
