Hard times at the Westmount
The sheriff came twice this month. It is not just trucks that are getting repo'd at the Westmount. The sheriff put an eviction notice on one apartment last week and on Thursday he was back to put another notice on a second apartment. In the first case, the owner stopped paying his mortgage and condo fees about a year and a half ago. He fought the eviction in superior court representing himself and took the case to appeals court for three hearings before he finally lost. He put up a good fight which cost his first mortgagor huge legal fees. It cost the owner next to nothing as he doesn't have a job so his time was free and since he stopped making his payments, it solved his cash-flow problems. I do not know too much about the second unit. It went up for sale last March and the owner dropped the price four times when he was with the one agent. Then in mid summer he listed it with a different agent at a higher price. It did not sell and I did not hear anything else. Now the Royal Bank has taken possession so I think we may have another power of sale just before the peak spring sales season. That would kick the hell out of whatever pricing remained here as we just went through a power of sale that sold for $50,000 less than the bank's first asking price. Any action in the parking garage?
As recently as 3:15 am this morning. A car drove into the parking garage and as it seemed suspicious and went down to the lower level to see what was going on. The black Chrysler was parking with the engine running. I took a couple of photos of the licence number before walking up to the car. I was banging on his driver's window while he was banging away too. I am getting brave for an old guy as I was completely unarmed while he had already unsheathed his sword. Condominiums in China
I am adding a new section to my Westmount Condominiums web site. It is about condominiums in China. I spent a year in China renting in condominium apartments and I was extremely interested in the amazing amount of construction I saw going on in Changchun China. Also, I needed to get away, even for a while, from writing about the Westmount on Keele Street. It is just too depressing. I have asked my friends in China to edit the site and let me know if I made any errors. So far, the feedback has been very positive. Life goes on at the Westmount.
Spring is coming. I can tell because bits of the brown paint is peeling off the top of the west side of the building. That is where we get most of the direct sunlight. Every spring a few pieces of beige paint fall off exposing the original white paint. Later on someone will slap some beige back on. The shade may or may not be the same but it is so far up, no one will notice. A couple cars in the old parking garage got broken into last weekend. It has been quiet in there for a while. Maybe this is another sign that spring is coming. There are a few more units up for sale. One of them is a Power of Sale. A couple of units have sold this year. |

Very little gets better
It is early Monday morning and I woke early so I went for a stroll around the building. Three out of four passenger elevators are not working, one has been down since Friday morning and the other two broke down on the weekend. (I guess it is cheaper to wait till Monday to get them serviced.) The garbage compactor is not operating, this is a now a normal Sunday night problem here so the garbage is piled up in the chute all the way up to the second floor. A staircase door is completely insecure so anyone can enter the building. A staircase fire door on the third floor has been broken for weeks now so it will not not close and it leaves an open 10 inch gap. Finally, the doors leading out onto the building roof were left completely insecure. These are all old problems that just keep coming back over and over. |
